Useful Facts About Golf Course Construction

By Jason Ward

It is important to know how to construct a gold course. Golf course construction has many factors that need to be considered. Feasibility studies are very important when it comes to the actual work. In terms of the technical suitability, it is important to ensure the site in question is suitable for a gold course. There needs to be examination of physical elements like topography, land area, vegetation cover, drainage and availability of water.

There will also be examination of such restraints as environmental plus legal restrictions surrounding use of land and local infrastructure. It is also very important to identify safety issues and potential conflicts. The market for the project once completed should be considered as part of the feasibility studies. There needs to be consideration of whether the course will fulfill requirements of the targeted market. This will require some form of research.

The design concept is very important. The architect assesses the available design opportunities plus restraints and do a review and site surveys. They will then combine all these with the design objectives and vision of the client. The architect will come up with a design concept that indicates potential location of all essential aspects of the project.

There are various limitations that are expected in the course of construction. Steep slopes for instance can lead to extensive earthwork for them to be sustainable. On the other hand, a flat site will need considerable excavation so that drainage is facilitated, specifically surface drainage. The considerable earth movement also creates fill material that will be used to build various features. Other limitations include poor soil conditions, lack of suitable water and the need for conservation of useful natural habitats.

When the feasibility studies are completed, there needs to be an investigation of how the concept in question will be converted into the actual project. It is during this stage that project layout, that includes locations for maintenance facilities and the club house are prepared. Further, the project budget is developed. The mater-plan is developed by the project team whose leader is the architect. Other members of the team include the landscaper, civil engineer and planning consultant.

Planning requirements are different from one country to another. It might be very cumbersome getting planning permission from the local authorities. The architect will provide detailed design package which is a reflection of local planning submission needs. This will make the process of planning easier. In addition, the architect will help with preparation of environmental assessment report if needed.

It is the architect who understands all the elements of the project, they will be the project leader. They will also help with development of an accurate programme for the construction. Part of their function is also to do regular site visits during the construction process. This will help to ensure that the course is constructed according to contract documents and agreed timeline.

There are different factors that have an effect on design and construction costs. Some of these factors include planning approval process, project scale and technical complexity. Fees charged can be a fixed rate, a percentage of construction cost or time rate.
